Buying a home is the largest single purchase the average person will ever make. In the old days, a handshake and a smile between a buyer and seller closed a deal. Since properties have grown in price, age and size. buyers have become more careful about the properties that they select, trying to make sure that a dream home doesn’t turn out to an expensive nightmare. That's where Apple Inspects comes into the picture. Today, most inspections are done by independent, Professional Inspectors, who are highly experienced in the areas of construction, maintenance and management. Our Inspectors constantly keep abreast of the latest construction and inspection techniques, under strict professional standards and ethical guidelines that exceed those of many other regulated professions.

Why an Inspection?

When buying a home or a condo, looks should not be the only criteria. Even when you may think that you may have found the perfect home, it could require repairs. New homeowners (especially first-time home buyers) don’t want to be strapped by unexpected repair bills, a few weeks after moving in. Even brand-new homes can have defects that may not be apparent during a quick “walk-through,” which usually takes place under the pressure of an imminent closing. That's where we can help. Our  Inspector will expertly go through the entire home, utilizing the latest equipment and techniques, looking for signs and clues that will show the true condition of the property.

 Look at the Fine Print about Inspections on Sales Contracts.

Once you have made the decision to sign a purchase contract, read your contract carefully. Make sure that it includes a clause that gives you the right to have the property inspected by a Professional Inspector, within ten to fifteen days of execution. Also make sure that the dollar amount listed in the inspection contingency clause is not too low for the particular home that you are buying. For example, if the contract says that all the repairs to be paid for by the seller may not exceed one-percent of the sale price, and it later turns out that the home needs a new roof and other repairs, you may find yourself at a loss, in more than one way. If you are purchasing the property on an "as-is" basis, that's when you need us the most. Always consult with an Attorney before signing legal documents.

Finding the best Inspector.

Selecting a Home Inspector is something you should do on your own. When selecting a Property Inspector, you should ask the following questions: What is included in the inspection? How much actual experience does the Inspector have? What kind of report is issued and when will you receive it? How long will the inspection take? A good inspection for an average home takes about two to three hours; a shorter period will not allow for a thorough inspection. Most importantly, you should ask the following key question: If the home requires repairs, will the inspection firm make the repairs or recommend someone? If the answer to this key question is “yes”, keep looking, or call Apple Inspects. An ethical, independent Professional Inspections firm will not make repairs, or be financially associated with contractors, roofers, exterminators or brokers. Such affiliations are not in the best interest of someone looking for high-quality independent inspection services.

Apple Inspects Inspectors must have at least ten years of experience. We designed our own reports specifically for South Florida properties. Most inspection companies use canned software, or pre-printed franchise forms, that were designed for properties in other areas and climates, which contain references to non-applicable things like basements, furnaces and sump pumps. We keep our clients as our main priority. Our inspection ends when it’s over, not when it begins to rain, or when it’s time to go on to the next appointment. Apple Inspects maintains a strict ethical policy. We do not accept commissions from anyone associated with our client’s inspections. We do not perform repairs, nor recommend anyone that does. We do not sell our client’s names to junk-mail list companies.

While home-buying costs can be high, price should not be the main factor when selecting a competent Inspector. Beware of cheap, cut-rate inspections. You may wind up with a useless one-page checklist, prepared by an unqualified person, and right back where you started from. At Apple Inspects, we base our fees on the size of the property. We then calculate the time that will be spent on the inspection and the reports. In our experience, this is the best method to provide quality inspections, at affordable rates.

The Inspection.

The inspection is usually arranged between the buyer and seller or by their Real Estate Professional. If the property is vacant, all utilities should be on. We encourage our clients to be present during the inspection; if you cannot be present, an alternative is to have someone to act as your representative. We recommend bringing your written questions and jotting down others, as the inspection progresses. Asking questions of the Inspector is the best way to take full advantage of the inspection. It provides the buyer with firsthand knowledge of the findings that will later appear in the report. This can save a lot of time and effort during negotiations and at the closing. It also provides a good opportunity to provide the buyer with useful tips on how to maintain and improve the property. At the end of the inspection, the Property Inspector and the buyer usually meet privately to go over the findings and to address any questions. The information gathered during the inspection is confidential and is only released with the customer's permission.

The Inspection Report.

Our reports are ready within 24 hours of the inspection. Some firms take several days to provide written reports. Others issue on-site reports, using handwritten carbon-type forms, or on-the-fly reports generated by portable processing equipment, pre-loaded with "canned" software. These methods are not very reliable because the results are not carefully researched nor reviewed, to ensure that there are no errors or omissions. We concentrate on carefully collecting data by making detailed notes and taking detailed pictures, when necessary. We then return to the office to carefully prepare the reports, which are fully reviewed before final release. Apple Inspects reports include a detailed list of all the items and areas inspected with specific ratings of each. Our reports also include a narrative in plain English, outlining all of the specific findings, as well as recommendations and realistic cost estimates for repair or replacement, as required.

After carefully reading a good inspection report, any buyer should have enough information to make an informed decision. A property does not pass or fail an inspection. While we cannot tell you if you’re making a wise financial investment or guarantee that absolutely nothing will go wrong in the future, we do provide you with a detailed snapshot of the condition of the property at the time of the inspection- the best way to be sure before you buy.
